SECTION 1. MINIMUM BUILDING REQUIREMENTS.

No building or structure shall be erected, enlarged, reconstructed, or moved into the zoning jurisdiction with less than the following:

A.    Dwelling Units.

i.     All dwelling units shall provide a minimum floor area, exclusive of porches, breezeways, and garages, as follows:

Type of Dwelling Unit                            Minimum Area

Single-Family                                         1,200 square feet

Two-Family                                            800 square feet per unit

Multiple-Family                                      600 square feet per unit

ii.    Every dwelling unit shall be provided with at least one (1) water closet, which water closet shall be located within the dwelling and in a room that affords privacy.

iii.   Every dwelling unit shall contain a kitchen sink that is connected to running water and an approved public sanitary sewer system.

iv.   Every dwelling unit shall have adequate electrical power and service installed and functional prior to certificate of occupancy being granted.

v.    Every dwelling unit shall be enclosed with an exterior wall surface, other than tar paper or corrugated metal.

vi.   No basement or cellar, or accessory structure, shall be occupied or granted a certificate of occupancy, for residential purposes until the primary structure, or in the case of a basement or cellar, the main level thereof, aboveground, is completed.

B.    Bed and Breakfast Inns.

i.     All units shall be served with an approved public water supply and an approved public sanitary sewer system, as well as have adequate electrical and power service.

C.    Motels.

i.     The number of motel units permitted on a tract of land shall not exceed the number obtained by dividing the total square feet of area of the site by 1,500.

ii.    All motel units shall be served with an approved public water supply and an approved public sanitary sewer system, as well as have adequate electrical and power service.

iii.   Each motel unit shall contain not less than 200 square feet of floor area.

D.    Tents. No tent, except play tents for children, shall be used for any purpose except those authorized by the Governing Body, and typically for special event purposes.

SECTION 2. BUILDINGS AND STRUCTURES MOVED IN.

Buildings and structures may be moved into various districts providing:

A.    The proposed use conforms with the district zoning regulations of the district into which it is to be moved.

B.    The building or structure meets ALL current building, fire, safety, and health regulations.

SECTION 3. ELEVATION. 

Unless otherwise directed by the City Zoning Administrator, the first-floor elevation of a building or group of buildings shall be at least 18 inches above the grade of the center of the adjacent street or roadway to provide for appropriate stormwater drainage.
